We are offering to sell or lease a 50-acre site already approved for dismantling and
scrapping with additional large acreage parcels available on both sides. This site is
located on bustling state route 104 in Medina, New York, with easy access to the New
York State Thruway.
We are flexible sellers, open to several methods of sale or lease. We also have
equipment on-site that can be purchased, or removed quickly to allow your company
quick possession of the property. The site has been inspected and approved by the
Department of Environment Conservation at the end of 2001, and has the necessary
license from the local municipality to operate in all phases of automobile salvage.
Western New York LOCATION
One of this sites biggest assets is its central location in upstate New York. It is
centrally located between Buffalo, Rochester and Niagara Falls, New York on bustling
State Route 104, just 22 miles north of the New York State Thruway on a very direct
route to the interchange.

This sites central location between Buffalo, Niagara Falls, and Rochester provides a
transportation cost minimization advantage for both product acquisition and product
sales.
LARGE PARCEL SIZE
A key advantage to the site is its large parcel size. The lot where the business is
located totals approximately fIfty (50) acres of land, with substantial frontage on State
Route 104 totaling approximately 400 feet. The parcel measures approximately 543
feet wide by 4006 feet deep. An additional advantage is the fact that only a small
portion of the parcel has been previously used to store automobiles. Therefore, a
large portion of the parcel is approved for used as a junkyard, but is "virgin" land in
reference to automobile dismantling.
In addition, the owners of both parcels on either side of the site are currently
interested in selling their properties, both of which are only minimally developed and
contain substantial acreage.
ZONING AND USE
The front portion of the site is located in a hamlet zoned "Commercial," while the rear
portion of the site is zoned agricultural. The entire site is recognized by local
municipalities as a pre-existing automobile dismantling facility, and therefore is
grandfathered and licensed as such. The site was fIrst recognized as an automobile
dismantling facility in the 1950's, and thereby pre-exists local ordinances related to
Junkyards, as well as local land used regulations in general. The site is located in the
Town of Ridgeway, Orleans County, New York, and has associated with it a Medina,
New York mailing address.
EXTENSIVELY FILLED and DRAINED TOPOGRAPHY
Since 1993, Dunn Auto Parts has invested approximately $50,000 in hard fill and
associated landscaping costs just to fill and drain the acreage in use for storing
automobiles. This sunk cost adds significant value to the site, especially in
comparison to a site that may be developed from "scratch" and filled to suit a new
operation. In summary, the cost of development of a new site would greatly exceed
the asking price of this operational site.
HISTORY and INTENSITY OF USAGE as dismantling facility
The site in question has existed as an automobile dismantling facility since the
1950's, but was first used as a very small-scale operation by a local family. Then, the
property was used almost exclusively as a transfer station by a Canadian automobile
dismantler to acquire vehicles in the United States and prepare them for shipment to
Canada. This was the first time any more than 2 or 3 acres of the site was used for
automobile storage. Usage by the Canadian firm was short-lived, and the property lay
dormant for approximately 2 decades. Since 1993 the site has been used by Dunn
Auto Parts as a medium-scale auto parts yard. Very fortunately, because of years of
minimally-intensive use and decades of no use, Dunn Auto Parts can rightfully claim
its site has had minimal if any pollution exposure. This boasting point was very
recently confirmed by a Department of Environmental Conservation inspection at
year-end 2001.
THE CANADIAN CONNECTION
This site is very close to Ontario Canada. Many of our Canadian customers travel
easily down Route 104 to our facility after entering the United States. This direct 44
mile trek provides a distinct advantage in buying and selling to businesses in
Canada, providing us with links to customers many other auto dismantlers cannot
realistically achieve. State Route 104 is widely known to be heavily traveled by
Canadians when in the United States.
